Terms and Conditions

Applicants Consent: The information which I have given in my application form is true to the best of my knowledge. I consent to this information being verified by fair and lawful means, which I understand will involve, contacting, and referees and The Property Outlet using a third party reference verification company which may involve using licensed credit reference agencies.

I consent to The Property Outlet and their associated companies searching information held by a credit reference agency and agree that The Property Outlet and their associated companies and the credit referencing agency will keep a record of the search and the results of the search. Such information may be used by other companies for the purpose of assessing other applications from me or for debt tracing and fraud prevention.

I understand the information supplied by me and the resulting verified information will be forwarded to the letting agency and/or to the prospective landlord. The information may also be accessed again if I apply for a tenancy in the future. I agree that information supplied by me and the results of the assessment process will be held in accordance with the Company’s notification under the Data Protection Act 1998. I understand that I have the right to ask for a copy of the information held on me subject to the payment of an administration fee that will be notified to me upon application, though it will not exceed the amount set by statute. I have the right to request that the information held be amended if it is found to be incorrect.

The Property Outlet and their associated companies and other selected businesses, may use this information to keep you informed by post, telephone, email or other means about products and services that may be of interest. If you do not want your information to be used for these marketing purposes, please let us know.

Restrictions - Restrictions may apply to certain properties i.e. relating to pets and smokers, or the deposit may be increased accordingly. All applicants must be over 18.

Holding Deposit Fee - To secure any property a holding deposit of £200.00 is payable. This figure is taken off the settlement balance on the day you move in. It is also non-returnable if you withdraw your application. Where applicable, holding deposits will be refunded by cheque. Please note we are unable to provide cash refunds.

Agency Fees – The Property Outlet charges an application fee which your lettings consultant will advise you of, and which is usually a percentage of a full month's rent , plus VAT, upon acceptance of any accommodation provided either directly or indirectly by The Property Outlet Ltd. This amount is required to cover administration costs, costs of credit references, other references and all necessary paperwork.

Damage Deposit - The deposit is usually the equivalent of 5 weeks rent and returnable at the termination of the tenancy in accordance with the tenancy agreement; on the condition you return the property in the same condition that you took it, and subject to any deductions. This can sometimes be a larger sum but your lettings consultant will advise you. Please note that interest is not paid on deposits held.

Guarantors - Guarantors may be required under certain circumstances i.e. for students or tenants starting a new job, etc. Guarantors will be referenced on the same basis and are reminded that they will be signing a legally binding document and must be aware of their obligations should tenants default on their payments or should a tenant need to serve notice prior to the termination of the tenancy then they may be held liable for re-letting expenses incurred. There is a fee per guarantor.

Settlement Fees - You will need to pay one month’s rent in advance, a damage deposit, agreement fee(s) and any additional services that you have chosen. This amount has to be paid in cleared funds at least 2 days before the day you are due to move in. This can be by Bankers Draft cheque made payable to The Property Outlet Ltd, cash (subject to a cash surcharge) or a Direct bank transfer can be arranged (please ask us for details). PERSONAL CHEQUES WILL NEED 10 DAYS CLEARENCE. Should any fees not have cleared; tenants will not be able to take procession of the property.

Responsibilities - It is important to make sure that all meters are read at the commencement of the tenancy by the tenants, and that a note is kept of the readings, you must then contact your service provider to apply for the service. We cannot be held liable for any service not connected on the move in date. You will be liable for Council Tax, water rates, gas, electricity, telephone, TV license and other services to the property (unless notified).

Tenancy Agreement - You will usually sign an Assured Shorthold Tenancy for a duration that was agreed, unless otherwise notified. You will be given a copy of this to read before your settlement date.

Rental Payments - The rental is payable by Standing Order and is paid in advance. You will be advised on the date that the Standing Order is to be set up for and when it will be due to start. It is your responsibility to ensure that the rent is paid.

Additional Charges - The Property Outlet Ltd reserves the right to make additional charges should rent payments be 7 days late or more as appropriate, i.e. to cover the cost of additional administration and court costs, or any other costs incurred in dealing with breaches of the tenancy agreement. Our hourly rate is £60.00 per hour. Refunding of overpaid standing orders may also incur charges. Other charges maybe levied for copy tenancy agreements, copies of inventories, references for mortgage companies, as necessary. Tenants will also be charged for being late or missing arranged appointments with ourselves, whether at our office or at the property, and with our contractors.

Please note, that properties are reserved on a “first come first served” basis upon submission of a completed application form and payment of Holding Deposit Fee. All properties are let “subject to contract”.

By entering and submitting your details using this on-line tenancy application process, I/we accept the above terms and wish to register. This is an electronic signature for the purpose of the Electronic Communications Act 2000 which I/we incorporate into this contract with The Property Outlet Ltd and is intended to have legal effect.
